Acceptance of Terms

Welcome to Veteran Home Advantage (“VHA,” “we,” “us,” or “our”). By accessing or using our website at veteranhomeadvantage.com (the “Site”), submitting any form, booking an appointment, or otherwise interacting with our services, you agree to be bound by these Terms of Use (“Terms”).

If you do not agree to these Terms, please do not use our Site or services. These Terms apply to all visitors, users, and others who access or use the Site.

These Terms should be read in conjunction with our Privacy Policy, which is incorporated herein by reference.

Our Services

Veteran Home Advantage is a licensed real estate brokerage operating in Arizona. We provide the following services:

Agency Relationships

When you engage Veteran Home Advantage as your real estate agent, we will provide you with the Arizona Agency Disclosure form as required by Arizona law (A.R.S. § 32-2176).

Buyer's Agent

When representing you as a buyer, we act as your agent and owe you duties of loyalty, obedience, disclosure, confidentiality, accounting, and reasonable care.

Seller's Agent (Listing Agent)

When representing you as a seller, we act as your listing agent and work to achieve the best possible outcome for your property sale.

Dual Agency / Limited Representation

In situations where Veteran Home Advantage represents both the buyer and seller in the same transaction, we will disclose this dual agency relationship and obtain written consent from all parties as required by Arizona law.

No agency relationship is created by your use of this website, submission of a contact form, or initial consultation. An agency relationship is only established upon execution of a written agency agreement.

Indemnification

You agree to defend, indemnify, and hold harmless Veteran Home Advantage and its officers, directors, employees, and agents from any claims, liabilities, damages, or fees (including attorneys' fees) arising from your use of the Site in violation of these Terms, your submission of false information, or your violation of any applicable law.

Governing Law & Dispute Resolution

These Terms shall be governed by the laws of the State of Arizona, without regard to conflict of law provisions. Any dispute shall be resolved through binding arbitration in Maricopa County, Arizona, except that either party may seek injunctive relief in a court of competent jurisdiction.

Any cause of action must commence within one (1) year after it arose; otherwise it is permanently barred.

Changes to Terms

We reserve the right to modify these Terms at any time. We will update the date at the top of this page. Your continued use of the Site after any changes constitutes your acceptance of the new Terms.
